Already have tenants? We take it from here.
Most owners we work with already have tenants in place. They want a local company to take over the rent, the calls, the repairs and the records.
We take over with a written introduction to your tenants and a baseline inspection, so the change is smooth for everyone. It works the same whether you're leaving another manager or have been doing it yourself.
How we work with you
- You set the repair spending limit; larger jobs wait for your approval
- Emergencies like floods or no heat handled right away, 24/7
- Statements emailed monthly, with the invoice behind every expense
- Inspection reports with photos emailed after every visit
- Entry and inspections with proper notice under the Residential Tenancies Act

Why owners choose Bellwood
Appliance repair in-house
When a tenant's fridge or washer breaks, our own technicians fix it, so there's no waiting on another company.
Everything in writing
Every repair has an invoice and every month has a statement, so you always know where your money went.
The rules followed
Inspections and entry follow the notice requirements of Ontario's Residential Tenancies Act.
What we don't do
- Condominium corporation management. This requires a licence from the Condominium Management Regulatory Authority of Ontario (CMRAO).
- Representing owners at the Landlord and Tenant Board. For that you need a licensed paralegal or lawyer.
