Bellwood home Call

Frequently asked questions

General

What areas do you serve?

The Greater Toronto Area: Durham Region, Toronto, York Region and Peel Region. We’re based in Oshawa.

How do I contact you?

Email info@bellwoodgroup.ca, or use the form for the service you need: appliance repair or property management.

Appliance repair

How much does an appliance repair cost?

Our service call is a flat $99. We don’t use one-size-fits-all pricing, because every appliance and every fault is different. After the diagnosis you get a written quote for your repair, and if you go ahead with us, the $99 is credited toward it.

Do I have to pay before I know the repair cost?

You pay the $99 service call for the visit and diagnosis. The repair only goes ahead after you’ve approved the written quote, and if you go ahead with us, the $99 is credited toward your repair cost.

Is HST included in your prices?

Prices are shown before tax. HST at 13% is added and listed separately on every quote and invoice.

Which brands do you repair?

Most household brands, including Samsung, LG, Whirlpool, GE, Frigidaire, Bosch, KitchenAid, Maytag and Kenmore. Send us the brand and model number and we’ll confirm whether we can service it before we book a visit.

Do you repair gas appliances?

Work on gas components in Ontario must be done by a TSSA-certified gas technician. Tell us if your appliance is gas and we’ll confirm whether we can take the job before booking.

Do you install new appliances?

Yes. We install new fridges, dishwashers, washers, dryers, ranges and microwaves in homes, and remove the old ones if you’d like.

Do you work on new construction projects?

Yes. We install and test appliances for builders, developers and contractors on new homes, condo and rental buildings, and commercial projects across the GTA.

Property management

What does your property management include?

Rent collection and payment tracking, tenant communication, maintenance and repairs (including in-house appliance repair), move-in, move-out and routine inspections, tenant turnover, monthly owner statements with invoices, and seasonal upkeep.

What kinds of properties do you manage?

Rental houses, individual condo units, duplexes, triplexes and small apartment buildings across the GTA.

How much does property management cost?

Every property is different, so we quote once we know about yours: the type, number of units and what you need. Send us an enquiry and we’ll reply with a quote.

Do you give tenants notice before inspections?

Yes. Ontario’s Residential Tenancies Act generally requires at least 24 hours’ written notice, stating the reason, with entry between 8 a.m. and 8 p.m. We follow those rules for every inspection.

Can you repair the appliances in my rental units?

Yes. Appliance repair is done in-house for the properties we manage. If you only need a repair, you can book one without a management agreement.

My property already has tenants. Can you take over?

Yes. We take over the day-to-day management of tenanted properties: we review the lease, collect keys and records, introduce ourselves to your tenants in writing and do a baseline inspection with proper notice. See how switching to Bellwood works.

Will you manage a single condo unit?

Yes. We manage individual condo units as well as houses, duplexes, triplexes and small apartment buildings. We work with the unit owner; the condominium corporation itself is managed by its own licensed condo manager.

How are repairs approved?

You set a spending limit in your management agreement. Repairs under that amount go ahead so problems get fixed quickly; anything above it waits for your approval. Emergencies, like a burst pipe or no heat in winter, are dealt with right away and you’re told straight after.

What happens in an emergency after hours?

Tenants of the properties we manage get an emergency contact for urgent problems at any time of day, such as a flood, no heat or a lock-out. Fire, gas leaks and anything life-threatening always go to 911 or the gas utility first.

How will I see my statements and reports?

We email you a statement every month, showing rent received, expenses paid and the invoice behind every expense. Inspection reports with photos are emailed after each inspection.

What happens if a tenant doesn’t pay rent?

We follow up with the tenant promptly, keep a written record of every payment and contact, and keep you informed. If it needs to go to the Landlord and Tenant Board, you’ll need a licensed paralegal or lawyer to represent you, and our records give them what they need.

How much can I raise the rent in 2027?

For most units, the 2027 rent increase guideline in Ontario is 1.9%. You need to give the tenant at least 90 days’ written notice on the proper form, and at least 12 months must have passed since the last increase or the start of the tenancy. Some newer units are exempt from the guideline. See our guide for details.

Do I need a rental licence in Oshawa?

Rental properties in Oshawa’s licensing area around Durham College and Ontario Tech University need a Residential Rental Housing Licence from the City. See our Oshawa rental licence guide for fees, inspections and how to prepare.
