What's included

Each property management agreement covers the day-to-day work of owning a rental. Here's what that means in practice.

Rent collection and payment tracking

We collect rent on the schedule in the tenancy agreement and record every payment. If a payment is late, we follow up with the tenant and let you know. Every payment appears on your monthly statement, and tenants get receipts when they ask for them.

Tenant communication

Your tenants have one contact for questions and repair requests. We respond, keep a written record, and check with you on anything that needs your decision.

Maintenance and repairs

Ontario's Residential Tenancies Act requires landlords to keep rental units in a good state of repair. We arrange and oversee the work, and send you the invoice for every job.

You set the spending limit. In your management agreement you choose an amount. Repairs under it go ahead straight away, so small problems get fixed before they grow. Anything above it waits for your approval, with a quote.

Appliance repairs are done in-house by our own technicians, on our standard pricing.

24/7 emergencies

Tenants of the properties we manage get an emergency contact they can use at any time of day for urgent problems: a flood or burst pipe, no heat in winter, no power or water, or a lock-out. We deal with it right away and tell you straight after, even if the cost is over your spending limit. Fire, gas leaks and anything life-threatening go to 911 or the gas utility first.

Inspections

We inspect at move-in and move-out, and routinely during a tenancy. Tenants get written notice at least 24 hours ahead, stating the reason, with entry between 8 a.m. and 8 p.m., as the Residential Tenancies Act requires. You get a written report with photos by email.

Tenant turnover

Between tenancies, we get the unit ready: cleaning, repairs, appliance checks and a move-in inspection, so the next tenancy starts with a clean record of the unit's condition.

Monthly owner statements

Each month you get a statement showing rent received, expenses paid and the invoice behind every expense. It's emailed to you, keeps your records straight and makes tax time easier. See a sample statement and inspection report.

Seasonal upkeep

Recurring jobs such as smoke and carbon monoxide alarm checks, furnace filter changes, gutter cleaning and winter preparation, scheduled so nothing is missed.
