Owners with tenants in place
Your tenants are settled and paying, but the calls, repairs and record-keeping are taking your evenings. We take over with a written introduction to your tenants, a baseline inspection and a clear record of the rent from day one.
Owners switching managers
Slow replies, surprise invoices or statements that don't add up? We make the change orderly: documents, deposits and keys handed over, tenants told in writing, and your first statement set up. How switching works.
Out-of-town and overseas owners
If you own a rental in Durham but live in Toronto, another province or abroad, we're your people on the ground. Tenants call us, we arrange the work within the limit you set, and you get your statement and inspection reports by email.
Basement apartments and second units
A second unit adds income, and a second set of repairs, alarms and tenant questions. We manage the unit, keep the maintenance on schedule and can look after both units if you rent the whole house.
Student rental owners
Houses near Durham College and Ontario Tech see heavy use and a spring turnover every year. We keep up with repairs during the school year, coordinate Oshawa's rental licence inspections and get the house ready between tenancies.
