A landlord's appliance checklist for Ontario rental properties
If you supply appliances in a rental unit, keeping them working is part of keeping the unit in good repair. A simple routine prevents most emergency calls and keeps tenants happier.
Every tenant turnover
- Run every appliance through a full cycle.
- Check fridge and freezer temperatures with a thermometer.
- Inspect door seals on the fridge, freezer, dishwasher and front-load washer.
- Clean the washer filter, dishwasher filter and the lint trap housing.
- Clean the fridge condenser coils.
- Record the brand, model and serial number of each appliance. It makes repairs faster.
Once a year
- Clean the full dryer vent run to the outside, not only the lint trap. Lint build-up is a common cause of dryer fires.
- Check washer hoses for bulges or cracks, and replace rubber hoses with braided ones.
- Look under the fridge and dishwasher for signs of leaks.
- Test the oven temperature and all elements or burners.
Entering the unit
Under Ontario's Residential Tenancies Act, landlords generally must give tenants at least 24 hours' written notice before entering, stating the reason, and entry must be between 8 a.m. and 8 p.m. There are exceptions, such as emergencies or when the tenant agrees. Check the Landlord and Tenant Board's guidance for your situation.
Keep a simple log
A spreadsheet with the date, unit, appliance, issue and cost makes it easier to spot an appliance that keeps failing, and helps at tax time.
